1) This is an online only auction. All bidding will take place on the auction company's online bidding platform.
2) Bidding will end on Monday, July 16, 2018, at 7:00 p.m. centralstandard time, with a soft close, meaning that a bid within the final minutes will extend bidding by an additional 8 minutes. This will continue until there is an 8 minute interval without a bid. Bidding is not contingent upon financing.
3) Buyer's agent representation must be noted directly following the bidder's registration via email to EricImanAuctions@gmail.com
4) There will be a 3% buyer’s premium added to the final winning bid, to arrive at the contract sale price.
5) The winning bidder will enter into a contract to purchase, which will be sent the the winning bidder via email. The contract must be returned to the auction company (hand delivered, scanned and emailed or faxed) by 5:00 p.m. central time, on Tuesday, July 17, 2018.
6) The sale of this property is subject to the approval of the trustee of the Dennis A. Norfleet Trust.
7) 10% of the contract sale price will be due as a down payment, and shall be submitted to Coffelt Land Title Company, Lee's Summit, MO, in the form of a personal, cashier’s or business check, to be in possession of Coffelt Land Title Company by 5:00 p.m. central time on Tuesday, July 17, 2018, and to be held in escrow with Coffelt Land Title Company.
8) Closing shall be conducted by Coffelt Land Title Company, on or before August 24, 2018.
9) Possession shall be given to buyer at closing.
10) Seller shall provide title insurance in the amount of the contract sale price. Title shall be conveyed by a general warranty deed.
11) Seller has paid 2017 and all prior year real estate taxes. 2018 taxes shall be prorated to the date of closing.
12) This real estate sells “As Is, Where Is”, with no warranties expressed or implied, and no contingencies whatsoever.
13) If internet service or functionality of the website fails in any way, bidder shall have no claims against Iman Auction Company or anyone else.
